C1
Distribution of EPC ratings of existing homes (those completed before the last financial year)
The number of homes we have rated EPC C or higher last year increased by 1.7% from 88.07% to 89.8%, and our Asset Management Strategy sets out our ambition to have at least 90% of our homes at EPC C by March 2027, as part of our journey to Net Zero.
C2
Distribution of EPC ratings of new homes (those completed in the last financial year).
In 2025/26 93% of our homes were rated EPC B and 7% were rated EPC C.

C3
Does the housing provider have a Net Zero target and strategy? If so, what is it and when does the housing provider intend to be Net Zero by?
We have a target for all our homes to be EPC C by 2030, and to be net carbon zero by 2050.
C4
What progress has the housing provider achieved in the last 12 months towards its Net Zero targets and strategy?
We do not currently have a Net Zero strategy. What retrofit activities has the housing provider undertaken in the last 12 months in relation to its housing stock?
We have retrofitted 115 homes using Wave 2.2 funding. The measures include loft insulation, Solar PV and extractor fan installations.
C5
Scope 1, Scope 2 and Scope 3 Green House Gas emissions. If unable to report emissions data, please state when the housing provider is expected to be able to do so.
There is no current plan to measure Wandle or our homes scope 1, 2 and 3 emissions. We have however retrofitted homes in the last 12 months and have reduced some scope 1, 2 and 3 emissions.
C6
How has the housing provider mapped and assessed the increased flood risks to its homes caused by climate change in the last 2 years?
We have undertaken a flood risk mapping exercise across our portfolio and commissioned a further assessment to provide a detailed analysis of properties located in areas identified as being at high risk of flooding, including those at high risk of surface water flooding.
We are assessing the potential benefits of implementing a 24-hour flood alert monitoring system, supported by a tracking system, across five of our highest-risk blocks. This will strengthen our flood response procedure.

C7
Has the housing provider mapped and assessed the increased water stress risks to its homes caused by climate change in the last 2 years? How is the housing provider mitigating these risks?
We are developing a proposal on Wandle's response to extreme weather and wider climate-related risks. The proposal will consider three key areas: compliance, operational response and our longer-term strategic approach to asset management.
C8
Has the housing provider mapped and assessed the increased overheating risks to its homes caused by climate change in the last 2 years? How is the housing provider mitigating these risks?
We are developing a proposal on Wandle's response to extreme weather and wider climate-related risks. The proposal will consider three key areas: compliance, operational response and our longer-term strategic approach to asset management.

Nature
C9
Does the housing provider have a strategy to enhance green space and promote biodiversity on or near homes?
We do not have a current strategy in place.
C10
Does the housing provider have a strategy to identify, manage and reduce pollutants that could cause material harm? If so, how does the housing provider target and measure performance? If planning to develop one, when does the housing provider expect it to be established?
For repairs, we have a management process for disposal of hazardous materials, and we train and provide PPE for any operative who is carrying out works using hazardous materials, which also protects our residents. We also do health and safety checks on sub-contractors to ensure that their staff have appropriate PPE.
In relation to damp and mould, we have an established approach to identifying, managing and addressing the root causes of damp and mould, supported by our Damp & Mould Policy and Procedure. Performance is monitored against Awaab’s Law requirements for attendance, written communication and completion of works, based on the severity of the case. Referrals can be made by residents, colleagues or contractors, with vulnerability considered at triage to ensure risks are appropriately prioritised and managed.
For asbestos identification we have an annual programme of reinspection's for blocks where asbestos is presumed or confirmed. Where required, asbestos containing materials are removed where we carry out intrusive works to residents’ homes.

Resource Management
C11
Does the housing provider have a strategy to use or increase the use of responsibly sourced materials for all building and repairs works?
We use timber-based products that are responsibly sourced, while steel products are required to meet recognised sourcing standards.
Wandle's development procedures and project governance arrangements require sustainability considerations to be incorporated into project briefs, design development and procurement activities. New-build projects are expected to consider energy efficiency, carbon performance, lifetime impacts and compliance with relevant planning and regulatory standards.
C12
Does the housing provider have a strategy for waste management incorporating building materials?
Through our contract with our waste management provider we receive regular reports on waste generated by the DLO and waste disposed at waste facilities. These reports detail the total weight of waste produced and the proportion diverted from landfill.
Our primary materials supplier for the DLO has also provided details of its sustainability performance for 2025. This includes 96.5% certified timber sourcing and 98.3% of waste diverted from landfill, demonstrating a strong commitment to sustainable procurement and waste management practices.
C13
Does the housing provider have a strategy for water management?
We do not have a current strategy in place.
C14
How is sustainability considered when procuring goods and services? What measures are in place to monitor the sustainability of the supply chain when procuring goods and services?
For Silver and Gold contracts (typically contracts with a value exceeding £30,000), Contract Managers have the option to incorporate social value and climate objectives into the contract specification as part of the Approval to Procure process. These commitments can then form part of the contract KPIs and are monitored throughout the contract term. This helps Wandle contribute towards wider social, environmental, and sustainability objectives.
Contract Managers who choose to incorporate climate and social value objectives into their contract specifications are responsible for monitoring and reviewing the associated KPIs at least annually. This helps ensure that suppliers are delivering their climate and social value commitments in line with the contract requirements and agreed performance outcomes.
