Highlights of the year
We are pleased to report that we ended the year with high performance results across all key compliance areas.
Our asset management team have been busy and below are some key achievements from the year:
We kicked off our fire cladding remediation programme across our seven affected sites. To ensure affected residents were kept regularly informed of progress, our team held regular video meetings to answer questions and provide updates.
In addition, we created dedicated micro-sites that held all the necessary information that residents and colleagues need throughout the remediation works. The micro-sites have proven to be a success, and we have received positive feedback from residents.
There was a lot of press last year about RAAC (Reinforced Autoclaved Aerated Concrete), and we used the information we hold about all our property types and when they were built to identify if any were at risk of containing RAAC. We commissioned a specialist surveyor to test for RAAC, and thankfully we found no evidence of it in any of our homes.
Learnings and improvements made this year
We know that we don’t always get it right, and there is always room for improvement.
You told us that you needed us to improve how we communicate with you, especially when it comes to organising health and safety checks, such as fire door safety. To fix this, we introduced Saturday appointments so we can fit around you and your schedule.
We also implemented the new building safety requirements, and have embedded these across the organisation.
What we are focussing on in 2024/25
Our focus for the next year is to successfully implement our new compliance and asset management system across the organisation.
We will also be looking at how we may be able to upload all our building safety information to MyWandle so you can access information in the comfort of your own home. And finally, we are continuing with the implementation of the building safety requirements to ensure you feel safe in your home.
A resident's story…
A resident living in Freke Road in Battersea had been struggling with damp and mould in her home for a long time. She had contacted us a few times, and we unfortunately had been slow to act and had left her and her young son living in a damp home which was impacting their health.
Eventually a surveyor visited the property and agreed on what work was needed. We replaced the radiators in the bedroom and bathroom and installed two vents in the attic and bathroom to maintain air flow. We also installed a PIV (positive input ventilation) system in the loft, which eradicated mould from the property. In addition, we cleared the guttering, to minimise the risk of further leaks in her home.
In our follow-up check three months after we completed works, the family reported that their home was still free from damp and mould.
