Wandle has just under 7500 homes across south London.
Most of our homes are general needs rented homes, as well as other rented homes, with 775 shared ownership and 591 leasehold homes.

Money management
Wandle is a not-for-profit housing provider - we're a charity that relies on rents and grants to provide social homes and services. Any surplus each year is invested back into services and homes.
Below you can see how each £1 you pay us is spent, and also how much we spend on each home - on average.
Where does the money go?
In accounting, housing providers report on "Cost per unit" - which is the average cost of providing all services to each home each year. In the table below, you can see what we aimed for, compared to other London landlords of a similar size (the "L12"), and what we actually spent per home.
Helping Hand Fund
We know that many of our customers are feeling a financial strain and that providing targeted support can make a real difference.
In 2023/24 we continued to provide funding for furniture, household essentials, clothing and food to families and individuals, helping those whose lives are a daily struggle due to rising costs.
In the last financial year (2023/24) 309 Helping Hand Fund (HHF) applications have been processed.
- We processed 309 applications, of which 300 were successful. The remaining nine were assessed to not be eligible for the funds.
- 136 households that made an application had at least one person with a registered support need
- 237 applications processed needed help to buy food
- 240 applications were issued Argos vouchers to purchase essential household items.

Two resident stories…
Mr T
Mr T is a family man and works to support the household. He has two children; and his eldest son is wheelchair bound. Due to the increasing costs of living as well as additional medical expenses for his son, Mr T has been experiencing some financial difficulties, in particular with high winter bills for gas and electricity.
Mr T was referred to the Helping Hand Fund, and we phoned him to have a chat about how we can support him and the family. While we couldn’t provide cash to pay utility bills, we could give him Sainsbury and Argos vouchers for other necessary spending, so that he had more cash available to pay this bill.
Following the applications’ approval the family were awarded £250 of Sainsbury vouchers for food shopping etc, and £200 Argos vouchers to purchase small kitchen appliances as per the family’s needs. Mr T was most grateful for our prompt action with his application and was happy with the award received, which was in time for Christmas!
Ms K
Ms K is single mother with one son. Ms K and her son both have asthma, and Ms K also suffers with a mental health condition, and her son is undergoing assessments for ADHD. Ms K approached us for financial support to purchase white goods and some food shopping.
Ms K was awarded £500 Argos vouchers for white goods and £150 Sainsbury vouchers for food shopping. On receiving the vouchers Ms K responded via email and expressed her gratitude, stating the following:
“I wanted to say a big thank you for your kind offer to help me. I am still in shock and honestly quite emotional as I felt the walls closing in on me further and further every day. I am incredibly grateful and feel that I can actually breathe again. Again, my sincere gratitude for fast tracking my case, I understand you must be inundated with desperate families and therefore understand how lucky I am today with your prompt response. Forever grateful” K
