Highlights of the year
We finished the year with high performance across all our key compliance areas.
We developed building safety cases for our ‘higher risk buildings’, as part of the requirements of the Building Safety Act.
We delivered a variety of compliance-related programmes including fire risk assessments, water hygiene inspections, gas servicing, electrical testing, and asbestos inspections, to ensure the continued safety of our residents in their homes.
We began work on site on the first of our blocks requiring cladding remediation.
Learnings and improvements this year
We completed many stock condition surveys of residents’ homes, meaning that 90% of homes have had a surveyor visit within the last five years.
This data is used to inform our investment programmes.
We commissioned a third-party review of our approach to building safety under the requirements of the Building Safety Act. Whilst the outcome was positive, several improvement actions were suggested which we will be implementing.
We reviewed how we engage with vulnerable residents around fire safety and put in place new measures to support residents where required.
What we are focussing on next year
Our focus for next year is improving and enhancing our resident communications about building safety, so that it is accessible and easy to understand.
We will be further defining and developing our approach towards recording the ‘golden thread’ of building safety information.
Reviewing our overall approach towards building safety to provide further assurance and visibility across the organisation.
A customer's story – Cladding at Edwards House
As part of our cladding programme, we have organised regular coffee mornings with residents who are impacted by the works.
The works consist of the removal of existing cladding panels and decking to be replaced with non-combustible alternatives. Areas of brickwork are to be opened and cavity barriers to be installed across the entire building. As well as replacing all existing windows.
These coffee mornings provide an informal setting for residents to raise questions and share feedback regarding the ongoing cladding remediation work.
Residents have been able to speak directly with project representatives while enjoying refreshments, fostering open communication and transparency around the progress and impact of the works.
Currently the cladding works are progressing well, windows are also being installed, the brick slip system will be installed once the windows are completed.
Residents that have had their windows replaced are happy with the quality, as well as the overall project.In our follow-up check three months after we completed works, the family reported that their home was still free from damp and mould.
